Footings & Excavation in Rugby

Footings & Excavation in Rugby, priced in writing before anything starts.

Groundworks in Rugby, done properly

Groundworks is the part of a build that is priced on what is under the garden, and that is the part nobody can see when they ask for a quote. Trial holes tell us the depth we are actually digging to; an estimate without them is a guess dressed up as a number.

In practice the Rugby jobs that catch people out are the ones near mature trees, where foundation depth is driven by the roots rather than the load, and the ones on the older terraces where an existing footing turns out to be shallower than the new work needs.

Building Control inspects at excavation stage, before any concrete goes in, and we book that rather than leaving it to you. The full scope is on our footings and excavation page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Rugby Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our footings & excavation page.

Planning, regulations and practicalities

The answers that genuinely differ from one Rugby street to the next.

Do I need planning permission, and who handles Building Regulations?

Foundations are a Building Regulations matter and are inspected at excavation stage. We book and meet the inspections as part of the job and see them through to sign off.

Where the work is close to a neighbouring property, the Party Wall etc. Act may also apply, and that is a separate process with its own notice periods that has to start well before the dig.

Where does the skip go, and who applies for the licence?

Groundworks generates more spoil than any other trade we do, and where that spoil goes decides how the first week runs.

On the semi-detached housing at Bilton, Hillmorton and Overslade there is usually off-street parking and side access wide enough for a mini digger, so spoil goes straight from the dig into a grab lorry or a skip on the driveway.

On the terraces near the centre there is frequently no side access at all. That means either a shared entry wide enough for a barrow and nothing bigger, or taking the route through the house. We tell you which it is before we start, because it changes the labour on the job substantially.
