Drainage is where extensions in Lutterworth go wrong quietly, and where the cost of getting it wrong turns up years later.
The first question on any rear extension is whether there is a public sewer under the footprint. Since 2011 a great many drains that householders assumed were theirs have been the water company’s, and Severn Trent is the undertaker here. Building over or close to one of theirs needs a build over agreement, applied for and granted before the concrete goes in. It is a routine application and it is a serious problem to be caught without one, because it surfaces during a sale when you are least able to deal with it.
Surface water is the second question. A soakaway is only a solution if the ground will actually take the water, and on the heavier ground around this part of Leicestershire that is a site by site answer rather than an assumption. A percolation test costs very little compared with a soakaway that fills up and stays full every winter.
We also get called to existing problems: a gully that floods in every heavy rain, a manhole that backs up, a downpipe discharging to nothing in particular. Those are usually cheaper to fix properly than to keep living around, and we will tell you honestly if the answer is a fifty pound job rather than a job for us.
