Most Burbage kitchen enquiries are structural enquiries with a kitchen on the end of them. What people want is a wall gone and a bigger room.
In the older cottages that wall is frequently doing more than it appears. These are small buildings that have been extended and altered repeatedly over a long period, and it is not unusual to find an opening formed by somebody who did not bother with an adequate lintel, hidden behind plaster for decades. We open up and look rather than assuming, and we would rather find that deliberately than have it find us.
The beam has to be sized for what is genuinely bearing on it and the padstones and bearing checked rather than assumed. That is a Building Regulations matter and we arrange the inspection and see it signed off.
On the estate housing the constraint is the floor. A solid ground floor means moving a sink or a drain is a breaking out and chasing job rather than lifting a couple of boards, and it is much better known before the units are ordered than after they are stacked in the hall.
We do not sell kitchens. You buy the units wherever the deal is best and we take the room back to sound walls, level floors and services in the right places. If your supplier’s plan will not work in the space, we say so while it can still be changed. Our kitchen work page covers where our part starts and stops.
