Most Market Harborough kitchen enquiries are structural enquiries. What people want is the wall between the kitchen and the rear addition gone, and the units follow.
Because the kitchen is almost always at the back of the house, this is one trade where the Little Bowden Article 4 rarely interferes, and that is worth saying plainly rather than implying constraints that do not apply. The exception is where the project involves a new external door, window or extractor outlet on a front elevation, which does need checking.
On the older housing the rear addition was built lighter than the main house and often on shallower foundations. Opening into it is routine work, but the beam has to be sized for what is genuinely bearing on it and the padstones and the bearing checked rather than assumed. That is a Building Regulations matter and we arrange the inspection and see it signed off.
On later housing the constraint is a solid floor, where moving a sink or a drain means breaking out and chasing rather than lifting a couple of boards. That is much better known before the units are ordered than after they are stacked in the hall.
We do not sell kitchens. You buy the units wherever the deal is best and we take the room back to sound walls, level floors and services in the right places. Our kitchen work page covers where our part starts and where your supplier’s begins.
