Roofing in Wellingborough, done properly

Roofing in Wellingborough matters more than the same work would elsewhere, and the reason is what happens to the water once it reaches the ground.

On a dry, well drained site a leaking gutter or a downpipe discharging next to a wall is a nuisance. On lower lying ground in a valley town, where the wall is already dealing with moisture from below, adding a steady supply from above is what turns a manageable situation into visible damage inside. A remarkable proportion of the damp we are asked to look at in this town is a rainwater goods problem wearing a damp problem’s clothes.

So we look at gutters, downpipes, gullies and where the water actually goes before recommending anything expensive to a wall. Correcting a fall, clearing a gully and adding a shoe that throws water clear are cheap items with a disproportionate effect.

The coverings themselves divide the usual way. Older housing is slate or clay tile on cut timbers, with the failures at valleys, abutments and chimney stacks. Modern housing is concrete tile on trussed rafters, where verges and flashings are the weak points. A roof built for concrete tile will generally take slate; a roof built for slate cannot always take concrete tile.

Re-covering triggers a Building Regulations requirement to look at insulation, and we arrange that inspection. More on our roofing page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the North Northamptonshire Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our roofing page.

Planning, regulations and practicalities

The answers that genuinely differ from one Wellingborough street to the next.

Where does the skip go, and who applies for the licence?

Scaffold on an older frontage usually stands on the footway or carriageway, which is a highway licence from North Northamptonshire Council as highway authority, arranged by the scaffold company and needed before the tower goes up.

If scaffold is up for anything else, checking and clearing the gutters at the same time is the cheapest hour of the job on this ground, and we will say so rather than coming back for it.

We do not strip more roof in a day than we can make watertight again by the evening, even where the programme would prefer otherwise.

Gutter falls are worth measuring rather than eyeballing on an older building, because a century of settlement can leave a run falling away from its outlet without anybody noticing. On this ground a gutter that holds water rather than shedding it puts that water into the wall head at exactly the point the building can least afford it.
