Extensions in Daventry

Extensions in Daventry, priced in writing before anything starts.

Extensions in Daventry, done properly

Where you are in Daventry decides what kind of job an extension is, far more sharply than in most towns.

On the estate housing that makes up most of the town, built from the 1960s onward, this is straightforward work. A single storey rear extension of up to four metres on a detached house or three on a semi can fall within permitted development, there is usually side access, and a skip can stand on the drive. These are the most predictable extensions we price.

In the town centre conservation area it is a different proposition, because an Article 4(1) direction is in force and it reaches further into ordinary householder work than most. It removes permitted development rights for replacing windows, painting the exterior and building a porch. An extension in that area needs its designation checked properly before anything is drawn, and elements that would be automatic elsewhere may need permission here.

In the villages it varies again. With 39 conservation areas across the Daventry area and directions consulted on for Everdon, Flore, Kilsby, Staverton, Weedon and others, a village cottage needs its own answer rather than an assumption borrowed from the town.

Two storey work needs permission far more often than people expect. If we think an application will struggle we say so at quotation stage. Our extensions work is described in more detail there.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the West Northamptonshire Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our extensions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Daventry street to the next.

Where does the skip go, and who applies for the licence?

West Northamptonshire is unitary, so the council deciding your application also licenses the skip, applied for by the skip company. On the estates a driveway usually removes the need entirely. In the town centre the carriageway is often the only option and it needs arranging ahead of the first delivery.

For a deeper single storey rear extension there is a procedure worth knowing about. Beyond the usual limits, up to eight metres on a detached house or six on any other, the larger home extension route may apply. It is a prior approval process rather than full permission: the council notifies your neighbours, they have a chance to object, and an answer comes back in about six weeks. On the generous estate plots around Daventry this is often exactly the right route, and we will say at the survey whether yours qualifies.
