Extensions in Hinckley

Extensions in Hinckley, priced in writing before anything starts.

Extensions in Hinckley, done properly

Extending in Hinckley depends almost entirely on which part of the town you are in, and the dividing line is roughly the end of the Victorian period.

On the interwar, post-war and modern housing out towards Hollycroft, Sketchley and Burbage, a single storey rear extension of up to four metres on a detached house or three on a semi can fall within permitted development. These plots usually have side access and room for a skip on the drive, which makes them the most straightforward and the most predictable to price.

In the Druid Street area and the older streets near the centre it is a different job. The plots are tighter, the houses are built close to their boundaries, and the conservation area designation reduces what is permitted. A side extension loses its permitted development rights inside a conservation area entirely. We establish which set of rules applies before anything is designed, because the answer is the difference between a short lead time and a planning application.

Two storey work needs permission far more often than people expect, and on the tight late Victorian plots it also needs a careful look at what it does to a neighbour’s light. If we think an application is going to struggle, we will say so at the quotation stage rather than take your money to find out.

Our extensions work is described in more detail there, including how the inspections fit around the build.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Hinckley & Bosworth Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our extensions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Hinckley street to the next.

Where does the skip go, and who applies for the licence?

Where a skip has to stand on the road it is licensed by Leicestershire County Council rather than by the borough, and the skip company applies for it. On the Victorian streets near the centre that is usually the position and it needs arranging in advance. On a driveway none of it applies and the job starts sooner.

There is a procedure worth knowing about for a deeper extension. A single storey rear extension beyond the usual limits, up to eight metres on a detached house or six on any other, can sometimes go through the larger home extension route. It is a prior approval process rather than full permission: the borough notifies your neighbours, they can object, and you have an answer in roughly six weeks. Where a plot qualifies it saves a great deal of time, and we will tell you at the survey whether yours does.
