Most Kettering kitchen enquiries are structural enquiries. What people want is the wall between the kitchen and the rear addition gone, and the units follow afterwards.
On the artisan housing the rear addition was built lighter than the main house and often on shallower foundations, and the wall between them may be carrying more than its thickness suggests. The beam has to be sized for what is genuinely bearing on it, and on a nine inch solid wall the bearing and the padstones need real attention rather than a standard detail. That is a Building Regulations matter and we arrange the inspection and see it signed off.
On the larger houses the structure is more generous, but the rooms are also bigger, which means longer spans and heavier beams. Neither grade of house is a place for guesswork.
Services are the other half of the job. A Victorian house has usually been rewired and replumbed more than once, rarely tidily, and runs are seldom where you would put them. Establishing that before the units are ordered is much cheaper than discovering it after they arrive.
We do not sell kitchens. You buy the units wherever the deal is best and we take the room back to sound walls, level floors and services in the right places. Our kitchen work page covers where our part starts and where your supplier’s begins.
