Bathrooms in Leamington Spa

Bathrooms in Leamington Spa, priced in writing before anything starts.

Bathrooms in Leamington Spa, done properly

A bathroom is a question of where the water can go, and in Leamington the answer is complicated by the fact that the outside of the building is often protected.

On a spa era terrace the soil stack runs externally, and the elevation it runs on may be in a conservation area or on a listed building. Moving it is a consent question rather than a site decision. Behind the building line there is more freedom, which is where most relocated bathrooms end up, but on a terrace with a narrow rear elevation the options are genuinely limited and worth working out before a suite is chosen.

Floors are the second constraint, and Regency floors are their own case: long spans, joists sized by eye rather than calculation, and two centuries of notching by previous trades. Where a waste run means cutting into them we work to the permitted zones, and on a floor that has already been cut about we will strengthen rather than add to the damage.

Ventilation in a tall room needs real thought. An extractor sized for a modern bathroom will not clear a room with a three metre ceiling, and one discharging into a roof void puts the moisture straight back into a building that already struggles to dry out.

Tanking is not optional on a walk in shower. Our bathroom installations page sets out what a full refit involves.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Warwick District Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our bathrooms page.

Planning, regulations and practicalities

The answers that genuinely differ from one Leamington Spa street to the next.

Where does the skip go, and who applies for the licence?

In a converted townhouse a bathroom is rarely only your business: the waste runs through somebody else’s ceiling and the stack is shared. We establish who needs to consent to what before we start rather than halfway through, because a stopped job in a shared building is far harder to restart than one in a house.

Lead supply pipe and cast iron waste both still turn up in the older Leamington stock. Neither is a disaster, both change the day if they are found unexpectedly, and we would rather find them at the survey.

Heating a tall Regency bathroom is a real design question rather than a matter of picking a towel rail. The room has a great deal of volume, often a large window and usually a poorly insulated external wall, and a radiator sized by rule of thumb will leave it cold.
