A bathroom in a Lutterworth town house is mostly a question of where the water can go. In a modern house the soil stack is inside and the answer is easy. In an older one it is on an outside wall, and if that wall faces the street inside the conservation area then moving it is a conversation with the council rather than a decision on site.
Floors are the other constraint. Older upstairs floors run on joists that were sized for a bedroom, not for a filled bath sitting on a tiled floor. Where the layout means notching or drilling those joists to run a waste, there is a right way and a wrong way, and the wrong way is common. We work to the permitted zones and we will move a fitting a foot rather than cut a joist where it must not be cut.
Ventilation gets treated as an afterthought and then causes years of trouble. An extractor that discharges into a roof void rather than outside will put the moisture back into the house, and in an older Lutterworth roof it will find the timber. We duct it out properly.
Tanking is not optional on a walk in shower. We tank the wet area rather than relying on the tiles and the grout, because tiles and grout are not a waterproof layer and never were.
Our bathroom installations page sets out what a full refit involves.
