Roofing in Nuneaton, done properly

Nuneaton has two roofing populations and the wrong assumption about which you have is an expensive one.

The Victorian and Edwardian housing is largely slate on cut timbers, built in long terraced runs with shared party details and valleys where the rows meet. Those junctions are where the water gets in, and a valley patched for twenty years will keep failing at the same point until the lead is renewed properly.

Chimney stacks deserve particular mention on this stock. On a terrace the stacks are shared, exposed on every side and usually still carrying original flaunching, and once the roof around a stack has been patched a few times the stack is generally next. If scaffold is already up for a re-cover, dealing with it then costs a fraction of bringing scaffold back in three years.

The interwar, post-war and modern housing is concrete tile on trussed rafters. The weight point runs the other way here: a roof built for concrete tile will generally take slate, but a roof built for slate cannot always take concrete tile, because concrete is heavier. If somebody offers to re-cover an old slate roof in concrete without looking at the structure, get a second opinion.

Re-covering triggers a Building Regulations requirement to look at insulation, and we arrange that inspection and see it through to sign off. More on our roofing page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Nuneaton & Bedworth Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our roofing page.

Planning, regulations and practicalities

The answers that genuinely differ from one Nuneaton street to the next.

Where does the skip go, and who applies for the licence?

Scaffold on a Victorian terrace frontage usually stands on the footway or the carriageway, which is a highway licence from Warwickshire County Council arranged by the scaffold company and needed before the tower goes up rather than on the morning.

We do not strip more roof in a day than we can make watertight again by the evening, even where the programme would prefer otherwise, because a roof left open overnight in bad weather costs far more than the day it saved.

On the estate housing here the verge is the detail that fails first. A mortar bedded verge cracks, lets water under the end tiles and eventually lifts them in a gale, and it is usually the reason for a leak at the gable end rather than anything wrong with the covering itself. A dry verge system fixes it permanently and costs far less than the re-roof people assume they need.
