Bathrooms in Rugby, done properly

Most bathrooms we fit in Rugby are upstairs, and on the older stock that is the whole job in one sentence: everything depends on what the floor and the soil stack will let us do. In the Victorian and Edwardian terraces near the town centre the joists run the wrong way as often as not, so moving a bath or a shower means notching and reinforcing rather than simply re-routing a waste.

The post-war semis out towards Bilton and Hillmorton are usually more forgiving: solid ground floors, an external stack, and enough room to reposition without structural work. We survey the floor and the stack before quoting, not after, because that is the item that moves a bathroom price.

The full specification, and what changes the cost, is set out on our bathrooms page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Rugby Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our bathrooms page.

Planning, regulations and practicalities

The answers that genuinely differ from one Rugby street to the next.

Do I need planning permission, and who handles Building Regulations?

A bathroom refit inside the existing footprint is not normally a planning matter. It is a Building Regulations matter, and the parts that bite are the electrical work and the drainage.

We arrange the Building Control inspections and see the job through to sign off, and the electrical work is certified.

Where does the skip go, and who applies for the licence?

A bathroom is a small skip and a big disruption. The waste volume is low enough that on most Rugby streets we can work from a skip bag or a small skip on a driveway, which avoids a highway permit entirely.

The terraces are the exception. Where there is no off-street parking the skip stands on the road and needs a licence from the council, and the strip-out has to come through the house, so we sheet the hallway and stairs before anything moves.

The question that matters more than the skip is whether the house has a second toilet. If it does not, we sequence the work so the room is out of use for the shortest run we can manage and tell you that number before we start.
