Drainage in Rugby splits neatly by the age of the street. The Victorian and Edwardian terraces close to the centre were built with clay runs and, in many cases, a drain shared between several houses, which changes both who is responsible for a repair and how we approach it. The interwar and post-war housing further out is more likely to be pitch fibre or early plastic, with a private run to the boundary.
Before we quote anything beyond a straightforward repair we want to see the run rather than guess at it, because a collapsed section and a blocked section look identical from the top and cost very different amounts to put right.
Four things we commit to on every job, rather than four things we say about ourselves.
We see Building Control through to sign off
Permitted development is not an exemption from Building Regulations. We arrange the Rugby Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.
A price in writing before anything starts
Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.
One team from first dig to final snag
The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.
We will tell you if a job is not right for us
You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.
The answers that genuinely differ from one Rugby street to the next.
Do I need planning permission, and who handles Building Regulations?
Drainage alterations are a Building Regulations matter rather than a planning one in almost every case, and we arrange the inspections and see them signed off.
Where a new connection is made to a public sewer, or a build goes over or near one, that is a separate consent from the water authority and not something to leave to the end of the job.
Where does the skip go, and who applies for the licence?
Drainage is the trade where access decides the price more than the pipe does. A run under a driveway is a day. The same run under a conservatory, a patio or a rear extension is a different job, because reinstatement is most of the cost.
On the terraces the rear gardens are usually reached through the house or a shared entry, so any excavation means barrowing spoil out the way we came in. We board and sheet the route, and we plan the spoil out before we break ground rather than discovering it on the day.
