Flooring in Rugby

Flooring in Rugby, priced in writing before anything starts.

Flooring in Rugby, done properly

The floor you are standing on in Rugby is usually one of two things, and they are not interchangeable. The terraces near the town centre have suspended timber ground floors over a ventilated void, so the questions are the condition of the joists, the airflow under them, and whether the existing boards are worth keeping.

The post-war housing out towards Bilton, Hillmorton and Overslade is generally solid concrete, where the questions are level and moisture instead. A floor that is 20mm out across a room is common on both, and it is the single thing that decides whether a new covering sits right.

The two also fail differently. A suspended floor that has lost its airflow goes soft at the edges and around the hearth; a solid floor that has lost its damp proof membrane shows at the perimeter and under anything impermeable laid over it. Neither is fixed by the covering that goes on top, so we establish which one we are dealing with first.

We survey and level before we lay. The build-ups we use are on our flooring page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Rugby Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our flooring page.

Planning, regulations and practicalities

The answers that genuinely differ from one Rugby street to the next.

Do I need planning permission, and who handles Building Regulations?

Replacing a floor covering is neither a planning nor, in most cases, a Building Regulations matter.

It becomes one when the floor structure itself is altered, or when insulation is added as part of a wider renovation, at which point the thermal element rules apply and we arrange the inspections through to sign off. Structural repairs to a suspended floor fall the same way.

Where does the skip go, and who applies for the licence?

Flooring is a low-waste, high-disruption trade. The skip is rarely the problem; getting the room empty and keeping it empty for the curing time is.

Where we are levelling a solid floor the screed needs to be left alone, and on a through-lounge in a terrace that can mean the ground floor is out of use for the drying period rather than a day. We give you that figure at quote stage.

Doorways and thresholds are the other thing to settle early. A new build-up changes the finished floor height, and on a terrace where the hall, the lounge and the kitchen all meet within a few feet that has to be resolved across the whole ground floor rather than room by room. Internal doors frequently need easing or rehanging as a result, and we would rather that was in the quote than a surprise at the end.

Material delivery is worth mentioning on the narrower terraced streets, where a pallet cannot always be dropped outside the door. We arrange delivery to suit the street rather than assuming a kerbside drop will work.
