Kitchens in Wellingborough

Kitchens in Wellingborough, priced in writing before anything starts.

Kitchens in Wellingborough, done properly

Most Wellingborough kitchen enquiries are structural. What people want is the wall between the kitchen and the rear addition gone, and the units are what happens afterwards.

On the older housing the rear addition was built lighter than the main house and often on shallower foundations, which in a valley town is worth checking rather than assuming, because a shallow foundation on ground that holds water behaves differently from the same foundation on a dry site. The beam has to be sized for what is genuinely bearing on it and the padstones and the bearing checked. That is a Building Regulations matter and we arrange the inspection and see it signed off.

Floors are the second consideration and they matter more here than in most places. Where a ground floor is solid and sits low relative to the external ground, moisture coming up through it is a real possibility, and building a run of units and a new floor covering over an unresolved problem is money spent on hiding something. We check before we specify.

Services in an older house are rarely where the drawings suggest, and establishing that before the units are ordered is far cheaper than discovering it afterwards.

We do not sell kitchens. You buy the units wherever the deal is best and we take the room back to sound walls, level floors and services in the right places. Our kitchen work page covers where our part starts and where your supplier’s begins.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the North Northamptonshire Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our kitchens page.

Planning, regulations and practicalities

The answers that genuinely differ from one Wellingborough street to the next.

Where does the skip go, and who applies for the licence?

New circuits and consumer unit work are notifiable under Part P of the Building Regulations, and gas work must be carried out by a registered engineer. You should finish holding certificates for both rather than chasing paperwork when you sell.

A kitchen is the room you cannot live without, so the programme matters more than the price. We tell you honestly how long you will be without a sink and we will usually rig a temporary one.

Where an old quarry tile or flagged floor is being taken up, we look at what is under it before deciding what goes back, because in this town that is where a damp problem is either solved or sealed in.
