Extensions in Bedworth

Extensions in Bedworth, priced in writing before anything starts.

Extensions in Bedworth, done properly

An extension in Bedworth starts underground rather than on paper. The town sits on a worked coalfield, and past mining is a real consideration for anything that puts new foundations into the ground.

A Coal Authority mining report for the address is the way to establish the position. It is inexpensive, it comes back quickly, and it is far better obtained before a design is settled than after a trench is open and a decision has to be made in a hurry. We will not tell you your plot is affected, because nobody can say that from the pavement. We will tell you that the check is cheap and that skipping it is a false economy on this particular ground.

Above ground the rules are the familiar ones. On the interwar, post-war and modern housing out through Collycroft, Goodyers End and Exhall, a single storey rear extension of up to four metres on a detached house or three on a semi can fall within permitted development. In Bermuda, Bulkington or any of the borough’s conservation areas the position is different and an Article 4 direction may remove rights you would otherwise have.

Two storey work needs permission far more often than people expect, and on the tight colliery terraces it also needs a careful look at a neighbour’s light. If we think an application will struggle, we say so at quotation stage.

Our extensions work is described in more detail there, including how the inspections fit around the build.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Nuneaton & Bedworth Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our extensions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Bedworth street to the next.

Where does the skip go, and who applies for the licence?

Where a skip stands on the road it is licensed by Warwickshire County Council, applied for by the skip owner, at least five working days ahead, with a £97 fee. On a driveway none of that applies. On the Bermuda terraces the carriageway is usually the only option, so it goes in the programme from the start.

For a deeper single storey rear extension there is a route worth knowing. Beyond the usual limits, up to eight metres on a detached house or six on any other, the larger home extension procedure may apply. It is prior approval rather than full permission: the borough notifies your neighbours, they get their say, and an answer comes back in about six weeks. On the wider estate plots around Bedworth this is often the difference between a short wait and a full application.
