Roofing in Bedworth

Roofing in Bedworth, priced in writing before anything starts.

Roofing in Bedworth, done properly

Bedworth has two roofing populations and assuming the wrong one is expensive.

The colliery terraces and the older housing are largely slate on cut timbers, built in long runs with shared party details and valleys where the rows meet. Valleys and abutments are where water gets in, and a valley patched for twenty years will keep failing in the same place until the lead is renewed properly.

The interwar, post-war and modern housing is concrete tile on trussed rafters. The common mistake runs the other way: a roof built for concrete tile will generally take slate, but a roof built for slate cannot always take concrete tile, because concrete is heavier. On a terrace built to 1893 economics that is not a theoretical concern. If somebody offers to re-cover an old slate roof in concrete without examining the structure, get a second opinion.

Re-covering is where Building Regulations become involved, because replacing a substantial part of a covering triggers a requirement to look at insulation. We arrange the inspection for that and see it through to sign off.

In Bermuda and the conservation areas the covering material is not a free choice, and where an Article 4 direction applies the control is tighter still. We check before quoting and quote what will actually get through. More on our roofing page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Nuneaton & Bedworth Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our roofing page.

Planning, regulations and practicalities

The answers that genuinely differ from one Bedworth street to the next.

Where does the skip go, and who applies for the licence?

Scaffold on a terrace frontage usually stands on the footway or carriageway, which is a highway licence from Warwickshire County Council arranged by the scaffold company and needed before the tower goes up. We also do not strip more roof in a day than we can make watertight again by the evening, even where the programme would prefer otherwise, because a roof left open overnight in bad weather costs far more than the day it saved.

Chimney stacks are usually the weakest part of a colliery terrace roof. The stacks are shared, exposed on all sides, and generally still carrying original flaunching from 1893. Once the roof around a stack has been patched a few times the stack is next, and if scaffold is already up for a re-cover it is far cheaper to deal with it then than to bring scaffold back in three years for something that was visible from the first day.
