Extensions in Kenilworth, done properly

Kenilworth is a good town for extensions and a town where people regularly get a nasty surprise, and both facts have the same cause.

The Victorian and Edwardian houses around Avenue Road sit on plots with real space in them. They will take a substantial rear extension, they usually have side access, and structurally they are straightforward to work on. They are also inside the Kenilworth Conservation Area, which reduces the permitted development limits and removes permitted development rights from side extensions altogether. The house that looks like the easiest extension in town may need a full application, and that is worth knowing before an architect is paid.

On the twentieth century housing across the rest of the town the ordinary rules apply. A single storey rear extension of up to four metres on a detached house or three on a semi can fall within permitted development, with a driveway for the skip and side access for the materials. These are the most predictable extensions we price here.

At the castle end the plots are tighter and listing is more common, so the design starts from the constraints rather than meeting them halfway through.

On the unlisted later stock there is also the larger home extension route: up to eight metres on a detached house or six on any other, by prior approval rather than full permission, with neighbours notified and an answer in about six weeks.

Our extensions work is described in more detail there, including how the inspections fit around the build.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Warwick District Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our extensions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Kenilworth street to the next.

Where does the skip go, and who applies for the licence?

Where a skip stands on the road it is licensed by Warwickshire County Council, applied for by the skip owner five working days ahead, with a £97 fee. On the villa plots it usually stands on the drive instead, which removes all of that.

The real constraint on an Avenue Road plot is usually the trees rather than the access. Every tree in a conservation area is protected, so where an extension footprint comes near one the roots and the canopy both need working around, and that is a design decision rather than a site one.

On these generous plots the neighbour question is usually daylight rather than proximity, and it is worth thinking about early.
