Loft Conversions in Bedworth

Loft Conversions in Bedworth, priced in writing before anything starts.

Loft Conversions in Bedworth, done properly

The first question on a Bedworth loft is head height, and on the colliery terraces the answer is often disappointing. Those houses were built to a budget in 1893 and the roofs were not generous. A steep looking roof can still leave you short of two metres along the walking line once the floor build up and insulation are in, so we measure before you get attached to the idea.

Where the height is there, a conversion is usually the best value space in the house, because the roof and walls already exist. The permitted development volume allowance is forty cubic metres on a terrace and fifty on a semi or detached house, which sounds ample until a dormer is drawn.

A dormer facing the road is not permitted development anywhere. In Bermuda, where an Article 4 direction applies and the whole point of the designation is that the village has barely changed since it was built, anything visible from the street will be looked at very hard indeed. Rear dormers and rooflights are a far easier conversation.

The modern estate housing is trussed, which means the structure has to be reworked rather than strengthened. That is normal work, but a trussed roof and a cut roof are not the same job and should not carry the same price.

Escape, fire separation and stair position are Building Regulations matters and all easier on paper than after the joists are down. Our loft conversion page goes through the options.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Nuneaton & Bedworth Borough Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our loft conversions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Bedworth street to the next.

Where does the skip go, and who applies for the licence?

Most loft material goes up through the house, which suits a narrow terrace frontage. Steels are the exception: where they will not go up the stairs they come in through the roof with a lift and a part day road closure, which on a Bedworth terraced street needs arranging with the county in advance rather than on the day.

On the terraces there is a step that gets forgotten. Where the new floor beams bear onto a wall shared with a neighbour, the work is notifiable under the Party Wall Act and the notice has to be served properly before anything starts. In Bermuda and the other colliery rows, where houses share walls the whole way along, this applies to almost every conversion, and the notice periods are fixed rather than negotiable.
