Roofing in Burton Latimer, done properly

Roofing in Burton Latimer is dominated by the modern estate housing, which makes diagnosis quicker and the honest answer cheaper more often than people expect.

That stock is concrete tile on trussed rafters, and those roofs do not usually fail in the field. They fail at the details. The verge is the most common: a mortar bedded verge cracks with time, lets water under the end tiles and eventually lifts them in a gale, and it is the usual reason for a leak at a gable end rather than anything wrong with the covering itself. A dry verge system fixes it permanently for a fraction of the re-roof people assume they need.

Flashings are the other. Where an original roof meets a later extension, a porch or a chimney, the flashing was often the weakest element on the building and is now decades old, and most of the leaks we are called to on this stock originate there.

On the older terraces the covering is slate on cut timbers sized economically, and that has a consequence: a roof built for slate cannot always take concrete tile, because concrete is heavier. On timbers that were marginal when built, that is not a theoretical concern, and anybody proposing a concrete re-cover on an old slate roof here should be asked what they have checked.

Re-covering triggers a Building Regulations requirement to look at insulation, and we arrange that inspection. More on our roofing page.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the North Northamptonshire Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our roofing page.

Planning, regulations and practicalities

The answers that genuinely differ from one Burton Latimer street to the next.

Where does the skip go, and who applies for the licence?

Scaffold on an estate plot usually stands on your own ground, which avoids a highway licence entirely and takes cost and lead time out of the job. On the older streets a licence from the council is needed before the tower goes up.

Flat roofs over garages, porches and rear additions are common on the estate stock and frequently reach the end of their life all at once, because they went on together. Where several are failing we price them as one job rather than returning three times.

We do not strip more roof in a day than we can make watertight again by the evening, even where the programme would prefer otherwise.
