Loft Conversions in Corby

Loft Conversions in Corby, priced in writing before anything starts.

Loft Conversions in Corby, done properly

Almost every loft in Corby is a trussed roof, and that makes the town unusually consistent to work in once you accept what a trussed conversion actually involves.

A trussed roof has no usable space at all until the structure is reworked. The W shaped webs that make a truss efficient are also what fills the roof void, and they cannot simply be cut out. A conversion means introducing new structure to carry the roof and the new floor independently, then removing the redundant truss members. That is proper structural work, it is entirely routine, and it is not the same job as opening up a cut roof with purlins.

The practical consequence is that anybody quoting a Corby loft at the same rate as a Victorian loft somewhere else has not been up there. We would rather explain that at the quotation than have you compare two prices that are not for the same work.

Head height is generally reasonable on the larger house types and marginal on the smaller ones, so we measure rather than assume. The permitted development volume allowance is forty cubic metres on a terrace and fifty on a semi or detached house, and on these plots a rear dormer inside that allowance is usually achievable without an application.

Escape, fire separation and stair position are all Building Regulations matters and all far easier to resolve on paper than after the joists are down. Our loft conversion page goes through the structural options and the order the work happens in.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the North Northamptonshire Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our loft conversions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Corby street to the next.

Where does the skip go, and who applies for the licence?

On most Corby plots a lift or a crane can stand on your own ground, which means steels that will not go up the stairs can come in through the roof without a road closure. That is a genuine saving compared with a town centre job elsewhere.

On a semi, where new floor beams bear onto a wall shared with a neighbour, the work is notifiable under the Party Wall Act and notice has to be served before anything starts. The notice periods are fixed and they are the usual reason a start date moves.

Water tanks in the roof are almost universal on this stock, and a conversion has to deal with them rather than build around them. Moving to a sealed system frees the space but changes pressure and flow throughout the house.
