Drainage Work in Warwick

Drainage Work in Warwick, priced in writing before anything starts.

Drainage in Warwick, done properly

Drainage on a long narrow Warwick plot has one recurring problem: distance. A run from the back of a deep garden to the connection at the front has a long way to travel and not much height to do it in.

Fall is the whole game. Too little and it silts up and blocks repeatedly; too much and the liquid outruns the solids with the same result. On a plot that runs a hundred feet back, the difference between a drain that works for fifty years and one that blocks every winter is a matter of millimetres per metre set correctly at the start. We survey the levels rather than eyeballing them.

Where a run belongs to the water company rather than to you, and since 2011 a great many do, building over or close to it needs consent granted before the concrete goes in. It is a routine application and a serious problem to be caught without, because it emerges during a sale.

In the historic core there is an extra consideration. An excavation may attract an archaeological condition, and a drainage trench is an excavation like any other. Where that applies it changes the programme, and it is better known when budgeting.

Our drainage work page covers surveys, repairs and new connections.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Warwick District Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our drainage work page.

Planning, regulations and practicalities

The answers that genuinely differ from one Warwick street to the next.

Where does the skip go, and who applies for the licence?

A camera survey before we design over anything turns assumptions into a drawing, and on a system serving a long central plot it frequently finds a run nobody knew about. An hour spent there saves a great deal later.

Every connection is tested before it is covered and recorded on a drawing you keep. Where a run crosses a neighbour’s ground, which on these plots it often does, permissions are agreed before the spade goes in.

Cast iron rainwater goods are original to a great many of these buildings and are part of what is listed. Replacing them in plastic changes the appearance of the elevation and can need consent, quite apart from looking wrong. Cast iron that is sound is worth repairing and repainting, and where a section genuinely has to be replaced there are patterns that match. We price the like for like option and let you see both.
