Extensions in Warwick

Extensions in Warwick, priced in writing before anything starts.

Extensions in Warwick, done properly

Extending in Warwick starts with two questions that decide everything after them: is the building listed, and is it in a conservation area.

Out at Warwick Gates, Woodloes Park and on the interwar housing the answer to both is usually no, and this becomes straightforward work. A single storey rear extension of up to four metres on a detached house or three on a semi can fall within permitted development, there is side access, and the skip goes on the drive.

In the centre it is a different proposition entirely. The plots are medieval even where the buildings are Georgian, which means narrow frontages, long thin gardens and boundaries that are close on both sides. There is rarely room for a side extension and rarely a way to get materials round the back. Conservation area status reduces the permitted development limits, and if the building is listed then consent is required as well as permission, covering the inside as much as the outside.

The long rear plots do offer something, though. There is frequently more depth available than the frontage suggests, which makes a rear extension the natural move here in the same way it is in any old market town. The constraint is getting to it, not the space itself.

On the unlisted later stock there is also the larger home extension route: up to eight metres on a detached house or six on any other, by prior approval rather than full permission, with neighbours notified and an answer in about six weeks.

Our extensions work is described in more detail there, including how the inspections fit around the build.

Why choose Southfield Construction

Four things we commit to on every job, rather than four things we say about ourselves.

We see Building Control through to sign off

Permitted development is not an exemption from Building Regulations. We arrange the Warwick District Council inspections, meet the inspector on site at each stage and see the work through to sign off. We do not make the application itself, and we will tell you what is needed and when.

A price in writing before anything starts

Free, and you get it before you commit to us. Party walls and skip licences are raised at quotation stage, not three weeks into the dig.

One team from first dig to final snag

The same people do the groundworks, the brickwork and the fit out. Nobody hands your job to a subcontractor you have never met.

We will tell you if a job is not right for us

You get a straight answer rather than a padded price. It costs us a job occasionally and saves you a great deal more.

How we approach the work

Process, specification and what moves the price are set out on our extensions page.

Planning, regulations and practicalities

The answers that genuinely differ from one Warwick street to the next.

Where does the skip go, and who applies for the licence?

Where a skip stands on the road it is licensed by Warwickshire County Council, applied for by the skip owner five working days ahead, with a £97 fee. In central Warwick that is normally the only option and the position needs agreeing before the first delivery.

In the historic core an excavation may carry an archaeological condition. Where one applies it affects both the programme and the price, so we establish it at the quotation stage rather than treating it as somebody else’s problem once work starts.
